J Aland Lettings are independent residential and student letting specialists and has the advantage of being a small, personal agency offering all aspects of property management. We pride ourselves in knowing each landlord personally. We know how frustrating it must be for landlords when they call their agent and to be passed through a phone system or various people to speak to someone who personally knows their properties. Here is just a short summary of the services that we provide:

Furnishings If you are letting a part or fully furnished property, you must ensure that all upholstered furnishings comply with current safety standards. Furniture should have a label which states that it has passed the ignitability test. All beds and mattresses must be fire resistant (BS7177) and this must be shown on the label. Carpets, curtains, loose mattress covers and bedding (if provided) do not form part of these regulations.

Smoke Alarms and Fire Extinguishers. From Oct 2015 all Landlords are required by law to install working smoke alarms on each storey of the building. These can be battery or mains operated (preferred)We also recommend a fire blanket for the kitchen. Any firefighting equipment/ detection systems must be serviced annually  and we are happy to do this on your behalf.We also recommend a carbon monoxide detector is fitted near the central heating boiler.
