We pride ourselves in knowing each landlord personally. We know how frustrating it must be for landlords when they call their agent and to be passed through a phone system or various people to speak to someone who personally knows their properties. Here is just a short summary of the services that we provide:
- Full management or tenant find only
- 24 hr hour contact for landlords and tenants
- Established links with universities and colleges in Bath (85% of our students accommodation was let in the first two months of the new year.)
- We accompany ALL viewings with prospective tenants
- Draw up an assured short hold tenancy agreement and in case of students we will automatically obtain a guarantor for each member of the household
- Collect deposits and take up full references including bank, employers, previous landlords and character. As well as a full credit check in case of residential lets
- Carry out a comprehensive checking in and out of tenants (for many students this is their first time living away from home we aim to make the transition for them as easy as possible)
- Prepare a full inventory of the house contents
- Once tenants are in place, all requests for repairs and maintenance are through us. We have a full maintenance team and Gas Safe registered engineers
- We will also co ordinate repairs or maintenance including arranging for tradesman to attend the property and obtain estimates where necessary and supervise works if required.
- We will also furnish vacant properties on behalf of landlords if required, taking time to source quality, reasonably priced furnishings
- Make regular inspections on the property and forward finding in writing to the landlord
- Carry out full inspection and inventory check at the end of the tenancy and deal with matters relating to unfair wear and tear and cleanliness before releasing tenants deposits
- Collect rent due on a monthly basis (amounting to 11+ months rental income in the case of student lets) and arrange for rent to be paid into landlords accounts be standing order

- No hidden extra charges e.g. for inventories or correspondence to landlords Landlord Obligations.
- Energy Performance Certificate From 1st October 2008 all residential Lettings properties are required to have an Energy Performance Certificate. We have sourced a competitively priced local assessor and are happy to arrange your EPC on your behalf. As per all works we organise on your behalf, we do not add on charges for any work instructed. Gas Safety installation and use regulations 1998. Landlords are required to ensure that any gas appliances, including pipes, valves, meters, flues, portable gas appliances and regulators are safe.This must be carried out on an annual basis by a gas safe (previously corgi) registered installer and a certificate given to us. We are happy to arrange this annual; inspection on your behalf.Home Gas Service Contracts can also be taken and we do advise Landlords to look into this.
- Electrical safety and Portable Appliance testing Jan 1995 The above act stated that Landlords are required to ensure that all electrical installations “shall be safe” and that there is no danger to the tenants, public or the property. Under the Plugs and Sockets regulations Act 1987, there is an obligation to ensure all electrical equipment is safe. This covers all mains voltage household electrical appliances. Whilst not mandatory we do advise Landlords to have all electrical appliances tested annually by a NICEIC qualified electrician (PAT testing) and we are happy to arrange this on your behalf. Landlords should also ensure that all mains electrical appliances are fitted safely and fused correctly and that they comply with British and European standards. Wires must not be joined, worn or frayed and live wires should not be accessible.All electrical appliances should be checked to ensure that they are in good working order.
Furnishings If you are letting a part or fully furnished property, you must ensure that all upholstered furnishings comply with current safety standards. Furniture should have a label which states that it has passed the ignitability test. All beds and mattresses must be fire resistant (BS7177) and this must be shown on the label. Carpets, curtains, loose mattress covers and bedding (if provided) do not form part of these regulations.
Smoke Alarms and Fire Extinguishers. From Oct 2015 all Landlords are required by law to install working smoke alarms on each storey of the building. These can be battery or mains operated (preferred)We also recommend a fire blanket for the kitchen. Any firefighting equipment/ detection systems must be serviced annually and we are happy to do this on your behalf.We also recommend a carbon monoxide detector is fitted near the central heating boiler.
